Energy performance certificates (EPCs)
Where a building is erected or a building is modified so that it has a greater or fewer number of parts designed or altered for separate use than it previously had, and there are changes to the heating, hot water provision or air conditioning/ ventilation services, the person carrying out the work must:
- give an energy performance certificate (EPC) for the building to the owner of the building; and
- give notice to the local authority to that effect.
The EPC shows the energy efficiency rating of property.
The Energy Performance of Buildings (England and Wales) Regulations 2012 contain obligations in relation to the EPC. These regulations, which are made by the Secretary of State on an England and Wales basis, implement the requirements of the EU Directive on the energy performance of buildings (recast) 2010/31/EU.
